Websites and marketing for real estate
Real estate website design and marketing in Mumbai
Websites, lead generation, ads, SEO and AI brand films for real estate developers and brokers, built with MahaRERA’s advertising rules in mind.
Social Dealers builds websites and runs digital marketing for real estate developers and brokers from Andheri West, Mumbai. For a Mumbai real estate developer, we handled the full digital side: the website, ongoing marketing, basic SEO and an AI-produced brand film. This page explains what we learnt and what we would bring to your project.
A property website has one job: turn interest into a site visit or a call with your sales team. Buyers compare several projects at once, usually on a phone, often late at night. They want the configuration, the location, the possession status and proof that the project is registered, all within a few taps.
What we do for real estate businesses
- Developer and project websites. A main brand site for the developer, with a page or microsite for each project: configurations, floor plans, amenities, location advantages, construction updates and a clear enquiry path.
- Lead generation landing pages. Focused pages for launches and campaigns, with short forms, tap-to-call and WhatsApp, tracked so you know which ad or post brought each enquiry.
- Marketing. Social media and Google and Meta ads planned around launches, site visits and festive offers, judged by enquiries and site visits, not likes.
- SEO basics done properly. Project pages that Google can read, local signals for the micro-market, and a Google Business Profile that matches the website.
- AI brand films and visuals. Cinematic brand films and campaign visuals produced with AI tools and finished by people, useful before construction photography exists. See our AI content and brand films service.
MahaRERA rules your website and ads must follow
This is where many property websites quietly fall short. Under the Real Estate (Regulation and Development) Act, a project must be registered before it is advertised, and every advertisement must show the MahaRERA registration number and the MahaRERA website address. MahaRERA’s Order No. 46/2023 added the project’s QR code, placed next to the registration number, on promotions published from 1 August 2023, and it names project websites and social media ads among the media covered.
Order No. 46C/2025 (8 April 2025) tightened the presentation: the registration number and website address must be at least as large as your contact details, placed in the top-right area of the advertisement in a clearly visible colour, and the QR code must keep its correct proportions and stay scannable. Registered agents must also quote their own registration number.
We build these into project page templates and ad creatives from the start, so your marketing team doesn’t have to remember them every time. Regulations change, so we also recommend checking the latest MahaRERA orders with your legal team before each launch.
What a strong project page includes
- Configuration and carpet area for each unit type, presented clearly on a phone
- Floor plans and a location map with real travel landmarks: stations, highways, schools and hospitals
- Possession status and construction updates, with dated photos or videos
- The MahaRERA registration number, website address and QR code, displayed as the rules require
- An enquiry form that asks only what your sales team needs, plus WhatsApp and tap-to-call
- A downloadable brochure behind a short form, so every download becomes a lead you can follow up
How we measure success
For real estate, the numbers that matter are enquiries, qualified calls and site visits. We set up conversion tracking on forms, calls and WhatsApp clicks, so you can see which campaigns and pages bring real buyers and spend more where it works.
